SINGLE-TENANT NET LEASE INVESTMENT ADVISORY

The Tenant. The Lease. The Real Estate.

A strong net lease investment starts with understanding all three. One West Group helps investors evaluate corporate-backed opportunities, assess lease obligations, and align acquisitions and dispositions with their financial objectives.

Look Beyond the Brand. Understand the Investment.

A recognizable name is only the starting point. The value of a single-tenant net lease property depends on the entity responsible for the lease, the strength and scope of any guarantee, the remaining lease term, and the underlying real estate.

We help buyers and sellers evaluate these factors together. From rental increases and renewal options to landlord obligations and long-term marketability, our approach connects the lease structure to your investment strategy.

A long lease and an attractive asking cap rate do not tell the entire story. Tenant financial strength, guarantee limitations, contractual rent, ownership obligations, and the property’s ability to attract a future occupant all influence the investment.

One West Group helps clients evaluate these factors together, with a clear view of both current income and the potential costs and risks over the holding period.

Frequently Asked Questions

What is a single-tenant net lease investment?

It is a property leased to one tenant under a lease that assigns certain property expenses to the tenant in addition to rent. The specific allocation of taxes, insurance, maintenance, repairs, and replacement costs depends on the lease.

What does a corporate guarantee mean?

A corporate guarantee is a contractual commitment by a corporate entity to back specified tenant obligations. Its value depends on the guarantor’s financial strength and the guarantee’s terms, scope, duration, and enforceability. The guarantee should be reviewed by your legal advisor.

Does a national brand automatically mean the lease is corporately guaranteed?

No. A property may operate under a national brand while the lease is held by a franchisee, subsidiary, or other entity. The lease and any separate guarantee must be reviewed to identify the parties responsible for payment and performance.

What is the difference between NNN and absolute net leases?

A triple-net, or NNN, lease generally assigns property taxes, insurance, and maintenance expenses to the tenant, but may leave certain obligations with the landlord. An absolute net lease generally assigns a broader range of property obligations to the tenant. The actual lease language controls the allocation of responsibilities.

What should I consider beyond the cap rate?

Consider the tenant and guarantor’s financial strength, remaining lease term, rent increases, termination rights, landlord obligations, financing costs, and the underlying real estate. Also assess whether the contractual rent is sustainable relative to market rent and what releasing the property could require.

What happens when the lease expires or the tenant leaves?

The outcome depends on renewal decisions, the lease terms, and market demand. Owners may face downtime, leasing commissions, tenant improvements, or building conversion costs. Evaluating the property’s adaptability and potential future users is an important part of the acquisition analysis.

Can these properties be considered for a 1031 exchange?

Single-tenant net lease properties may be considered as replacement investments in a 1031 exchange. We help source and evaluate opportunities while your qualified intermediary and tax and legal advisors confirm eligibility, structure, and timing requirements.
