Why Local Market Knowledge Matters in Commercial Real Estate

Karl Markarian June 22, 2026

Two apartment buildings with the same unit count and similar rents can trade at very different prices a few miles apart. The difference is rarely in the spreadsheet. It is in the street, the rules, and the buyers.

Value Is Set Block by Block

Data platforms give everyone the same averages. What they miss is what actually moves price on a specific property: street frontage and visibility for retail, parking, zoning that allows more density, the condition of the buildings around it, and who is buying in that submarket right now.

An advisor who works an area every week sees those details before a buyer does, and prices the property around them.

Local Rules Change the Math

In Los Angeles, whether an apartment building falls under the city’s Rent Stabilization Ordinance changes how every buyer underwrites it. Zoning, permit history, and unpermitted units can each shift value and slow down an escrow.

The time to find those issues is before the property goes to market, not after a buyer’s inspector finds them and uses them to renegotiate.

The Best Comps Are Not Always Public

Many trades in a submarket happen quietly. Knowing which properties sold off-market, what the buyer paid, and why a deal almost fell apart lets you price with confidence. A report pulled from a database cannot give you that.

Knowing the Buyers

In my own practice, I focus on 10 to 30 unit apartment buildings in the San Fernando Valley: Encino, Sherman Oaks, Tarzana, and Woodland Hills. Working one area consistently means knowing the owners, the 1031 buyers looking to trade in, and the private investors who will move quickly on the right building.

When a property comes up, the first calls go to people who have already told us what they want.

Questions to Ask Any Advisor

If you own commercial property, ask the advisor you are considering:

  • What has traded near my property in the last year, and what did it sell for?
  • Who is buying in this area right now?
  • What local rules affect my property’s value?

If they can answer without looking it up, you are talking to someone who knows your market.
